And if she has good credit, she'll likely show up and will agree to pay and settle in mediation, before the case even goes as far as a trial.If not, a judgment on her credit for ANYTHING that has to do with housing will haunt her when trying to rent or purchase a home and will GROW in amount until she pays you for the damage.

The judge might ask you to go into mediation before granting an eviction but all you have to say is, “I’d like to have possession of this unit as soon as possible so I can find a more responsible tenant that pays rent”/ remodel the unit/ have my cousin move in/ whatever your reason to not renew is.

I've budgeted for repairs and have maintenance agreements.Other than a CURRENT eviction, one prospective tenant appears to be rock solid so I'm wondering if people think the pluses outweigh the eviction.Everything isn't verified yet but here's what I can see so far:Same residence and landlord since 2000Income is 120% of my requirement2 FICOs (married) in 700sTenant lost eviction mediation - court filings show tenant stayed through hurricane repairs and frequently did own minor repairs but withheld rent because range was broken for 4 months.

At the same time, you do not need to be dragged into tenant's personal issues because you are just the landlord, not some sort of mediator, life coach, or police.You could send a stern letter to ALL tenants (even the ones saying they're being harassed) reminding them about the right to quiet enjoyment.
