If this is an accepted practice in North Carolina then something is definitely off.It seems like an awfully underhanded way to finance a potential vacancy loss using the outgoing tenant.

It's like they tried to make believe you should feel so lucky they accepted you in their mentorship program. But the end, I think the truth is anyone willing to pay 40k,25k or 15k for their program will get accepted regardless..lol Red flags for me:* Avoiding to talk about how much the program cost but until last phone call* The terms of the contract 50/50 on the profit up to 500k plus the cost of the program seems to be a little excessive.* They tried really hard to put me not on the least expensive plan but the 25k or 40k plans.* Once the recruiter learned I wasn't sure about signing up for the program, he turned mean and arrogant towards me.

Many other people looked at it and passed on it, which caused the lender to keep lowering their asking price, and even then we didn't offer asking price and started even lower than the price they finally accepted.

I explain I will proceed with the eviction, the eviction will show with any decent credit/background check and will negatively impact their credit score, that I will attempt to garnish future wages, and that it will be very difficult for them to ever rent a nice place in a low vacancy area like San Diego. As part of my tenant criteria: no evictions ever (no excuses accepted), decent credit (I want tenant to have credit such as they do not want it to take a significant hit, strong LL references and in the add I specifically specify paying rent alone does not suffice for a strong LL recommendation.I recognize with my number of units and how many years I have been a landlord, I have been fortunate to never having to evict a tenant and at some point my good fortune in this matter will end.
