Seems like a win-win.Until....Talked with a lender this afternoon, a specialized farm and agricultural lender, and they wont consider it without me physically paying 25% down at closing.

Good Afternoon @Lance S.So to clarify you are looking for commercial lenders to speak with in addition to getting a clear understanding as to to valuation of the Professional space (I have a few depending on what your goals are).

Maybe it's just the inherent laziness in me and that I invest out-of-state but I've never had the desire to be a property manager. 

Than there is the intellectual laziness factor, some quotes require special time consuming underwriting vs standand key strokes.

That isn't negotiating, lazy Realtors just think it is...
