By this time next year, we aim to have invested in our first rental property and improved our credit, setting a strong foundation for a successful and fulfilling future.I am open to any knowledge or advice anyone has to give as I am currently learning about real estate investing. 

(I also suggest an in person visit to meet folks and get to know the areas, not to see a particular property but to build relationships.)Once you are active in a market you will start to connect with investors who may be selling, wholesalers who have assignable contracts, and your realtor may also have access to off market opportunities. 

Thanks, HELOCs the way you want them probably structured as a DSCR do not really exist to the best of my knowledge, you can do an investment loan heloc for a super high cost, but you will be subject to a traditional conventional underwrite.

You can achieve so much more by collaborating with people who have more knowledge and experience than you.

One thing that I've found on BP is that there is a very fine line between "do it yourself" and losing one's behind because of a lack of knowledge.

I don't know much about mortgage notes nor would find the time to become knowledgable enough to invest there, thanks for the suggestion though!

Really puts into perspective my strategy given my current situation.I will continue to accumulate capitol and work on my skills/knowledge for when i will embark on my rental real estate journey whether it be here (if i stay longer than anticipated) or when I come back to the US once my contract is completed. 

Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports.After testing a few apps, one should clearly stand out.
