These properties are in the 250-300k range.Some ideas I have considered are sending branded brochures, knocking on doors (I have already been doing this quite a bit), or skip tracing to call the owners.

But as others said, you really need to collect more info, & sounds like you’re going to have to do tot he hard way: If the sellers won’t give you leases, then go knocking door to door & get them from the tenants (& expect to come back to them with estoppels).

I considered keyless locks but I don't know if that's going to be as much of a draw as a security doorbell so you can see who's knocking on your door at night or when Amazon has dropped off a package.

Knock on wood I haven't heard anymore (I feel bad for my mason, I know he did the work right) but my attorney is aware and ready if anything ever comes of it.I agree, some people need to accept being adults and dealing with house repairs, when owning a home.

Data for dollars = properties where the improvement value is a low % of the overall tax assessment (meaning the house is probably old/unrenovated), low assessed value in area with lots of knock downs, recently transferred into name of a trustee...Overall response rate for the whole 371 was 6.7% (response = anyone who called sometime in the mail campaign). 64% of those responses were to the 1st mailing, 28% to the second mail, 4% to the 3rd, 4% to the 4th.
