There are real estate leads everywhere - you just need to become pro-active and forget about passive marketing.Be prepared - have at your finger tips - an approved skinny contract of sale (be ready to do business all the time)Understand contract terms - delayed settlement - hybrid offers - subject to clauses - discount language, assignment terms - one simple contingency - money back clauses - full disclosures -The fastest way to find sellers and equity profits - Craig's List - active listings - expired listings - talk to everyone - go in to businesses to ask if anyone knows of real estate for sale - FSBO's - drive neighborhoods - look for vacant houses - ugly buildings - find the owners - make offers -----just to mention a few techniques that I have been using and teaching successfully. If you take time to use the 50 house rule - you can become knowledgeable of the market and values - very simple -- start to look at houses without making offers - after you look at many houses in one area (listed - expired - FSBO's) you will become aware of values - keep a journal of the Sq.
