From an accounting perspective how is a master lease journaled?

There are real estate leads everywhere - you just need to become pro-active and forget about passive marketing.Be prepared - have at your finger tips - an approved skinny contract of sale (be ready to do business all the time)Understand contract terms - delayed settlement - hybrid offers - subject to clauses - discount language, assignment terms - one simple contingency - money back clauses - full disclosures -The fastest way to find sellers and equity profits - Craig's List - active listings - expired listings - talk to everyone - go in to businesses to ask if anyone knows of real estate for sale - FSBO's - drive neighborhoods - look for vacant houses - ugly buildings - find the owners - make offers -----just to mention a few techniques that I have been using and teaching successfully.If you take time to use the 50 house rule - you can become knowledgeable of the market and values - very simple --  start to look at houses without making offers  - after you look at many houses in one area (listed - expired - FSBO's) you will become aware of values - keep a journal of the Sq.

If/when you are taken to court, provide the court with a copy of that balance sheet and the journal transactions associated with that general ledger account.  

I don't think Bigger Pockets is creating unrealistic expectations, but it does definitely show, through user blogs and journals, of what's possible through hard work, due diligence, and SMART real estate investing.I think people get hung up on if so and so made $X amount on a flip I have to too!

I have been keeping major roads in mind for bus travel (JFK, Central, Palisade), but I am not sure how important it is to have a location near the light rail in comparison to the buses that take you directly into the city.What is your take on Journal Square compared to the Heights, and compared to Bergen Lafayette?

The Ms took their case to Tax Court (representing themselves).To substantiate their claim of being real estate professionals they produced a journal, which the tax court noted: <<Petitioners’ journal repeatedly lists hours spent “in the office” on real estate “stuff”.... however, it does not list the amount of time attributable to rental real estate activities or the type of work completed.
