If it's a school with many technical, engineering, and medical degree programs then it will probably weather the coming storm better than a small/private liberal arts college.Alternatively, if Hillary Clinton wins the presidency and introduces basically a single-payer system for higher education, maybe these problems go away and college will just become like second-high school for most students.I know my alma mater, a large "State" University saw a "surprise" decrease in enrollment this fall and immediately was talking about cutting staff and the like because their budget has been based on the perpetual growth of enrollment and tuition costs as seen the last 10 years.

Austin is constantly getting into fights with the State government and that is probably due to the fact that the city is liberal and the state government leaders are certainly not liberal.

Id agree that the under 300k price range will be the hot spot and appreciate the most because its all thats affordable to a majority of the localsI guess if spending 300k on an SFR to rent for $1400/month gets your juices flowing, (with almost all the appreciation already baked in that lofty sales price), then you hit the jackpot...

Just sold a property I bought for 4.2m for 6.1m with almost no capx done to it and holding it for about 2 years).So stay away from BFE warzones, and lefty liberal coasts, and find yourself some nice red state high growth (think Az, tx) multi.
