If you have it in emails etc. you could have a position - but as another poster mentioned, giving up $100 a month in rent to only paint two rooms is very very generous so I can see how they thought there would be more rooms involved.

The GFC unfortunately hit all of us lenders pretty hard and I had a concentration in Jackson and ATL and Memphis so I had to move to Jackson for a year to clean up my portfolio I thought I was going to be there for maybe a few weeks but that turned out to be a year and I got very fortunate I was able to rent the developers house at Reunion .

If the kitchen was not cleaned properly, it certainly should have been. 

@Tom EvansCongrats on the potential STR in AZ.As for a shared well agreement, they can be tricky (even when it does not involve STR usage).

This will just turn into a ventfest with everyone complaining about how they can’t find good cleaners, Handymen, Plumbers, roofers, lawncare, snow plow, electricians, etc etc etc.And everyone complaining how they had to fire their last cleaners because cleaning crew members got in a huge fight in the front yard and started throwing things at each other…And how they had to fire the cleaners before that because they showed up drunk…And how they had to fire the cleaners before that because they never even showed up…

Typically  issues are raised when the exterior is not kept up with / parking on grass / garbage in neighborhoods where everyone takes pretty good care of their homes.If you keep it clean and run a tight ship, you should be okay most of the time.

It’s quick, clean, and you can reinvest that cash into another deal.

Recommend:1) Letting the tenant know they need to buy traps and use them.2) Waiting until S8 gets involved.

Leverage magnifies return. 3) The effort involved in adding an ADU is comparable or larger than a rehab associated with a BRRRR.
