There are some qualifications, but they’re passive entities which hold managed institutional real estate and are 1031 exchange eligible.

If you're buying a stabilized institutional quality property that's in a good area and brings you some cash flow but doesn't have huge immediate upside then sure it makes sense to hold on to it.

There are people sitting in prison for committing fraud with federally regulated financial institutions on real estate.That you are even asking the question could be evidence enough of your intent NOT to occupy the property.

We currently own a house in Seattle, we bought it 8 years ago, and we owe a little over $160k , i recently asked a bank institution for a HELOC loan and should be getting about $180k equity in the house to invest.
