The variables that influence the expense ration tend to be the type of park, the amenities at the park, the utility solutions, and the onsite required staff.  

So, if you can not influence one of these items it will not make a difference. 

You will be influenced by today's financials needs (greed or fear) and instead should formulate a policy for accepting tenants beforehand.

It helped influence my process to make sure I know the previous owner is either deceased or has accepted the foreclosure.

@Jasmine MooreI don’t know if the deal is great or not, but based on the limited amount of information provided, I have my suspicions.Many of us experienced investors, who have looked at, analyzed, rejected hundreds, sometimes thousands of deal offerings, know that inexperienced investors are often influenced by the wrong deal attribute, use incorrect analytical criteria, and place way too much emphasis on perceived potential.

Just treat people right, I prefer to do business with my local area of influence. 

Sometimes when we have an emotional piece in the game, we tend to think things are better than they areMarket influence also.....how is the market for units in the $2400 range..... in some markets that's a very select few tenants looking...... so the pool is low to start

Even if the seller was asked (influenced by the agent), the seller wouldn't understand how this could be the best situation for them...unless they see the results in writing.
