Much more affordable homes are around Morgan Hill, Gilroy, Salinas, and of course up North in San Jose but alas, those are much less desirable to me culturally and in direct relation, I'm less than convinced they will hold or gain any property value.

When the buried lines were back-filled many years ago, some rough rock was in direct contact with the cable and chewed through the insulation over time, causing a short and the outage.In both of those situations, 240V appliances only received 120V due to the outage on the single line, and those 240V appliances fail to operate properly.

Basically the fee should just be shifting some of the direct expenses in maintenance, management and CapEx repairs to the indirect HOA fee.You will want to be careful on how high the fee is though.
