Given your proximity to Detroit, I would be giving that a hard look.I speak with a lot of folks in Toronto entering the market there.

I bought a primary residence last October that I planned on renting out come this October (next month) and would love some advice from more experienced folks on my next steps, because I came up with a few options. 

Asking for a mentor can put unrealistic expectations on folks. 

I'm currently in the process of learning as much as I can about real estate investing (watching content, readings books, chatting with folks around me that invest in real estate). 

there are numerous recent threads on BP by folks who bought something because it looked nice, or an agent recommended it, and they didn't see it themselves and approach it with any skepticism. 

This guy is in class action lawsuit LOLHis typical way of making money, over valuing the RE by selling it to folks like you and me lol

I'm a mortgage broker for DSCR loans, so maybe I'm biased, but I hate when the market blesses us with a 200 bps rate decrease in 6 months and folks want a larger blessing.Keep in mind, just 12 months, 8% was the average DSCR rate.

As usual I think BP folks are being too harsh on PMs.

I personally own 12-doors in Detroit proper and I'm happy to send folks resources about the market there and/or chat about my experience.

I only work with folks if they communicate.
