You have to start "planting" or marketing 4-5 mailouts before you can begin to "harvest" and get real motivated sellers.

I would look at Harvesting or selling some of your assets first.  

But nooooo now I have to see all the completely irrelevant rants of everyone and scroll through to find a post that is actually relevant.I honestly can NOT imagine how ANYONE will like that better than an efficient display of topic headings, clean  and simple.Not only was it frustrating that everyone absolutely doesn't give a hoot about what topics to talk about (anyone can start talking about pink elephants in skimpy bathing suits in the Marketing section, and no one would enforce this making the forums complete inefficient and pointless.
