A week ago I received a shelter verification form from DSS for a male individual who I don't know at my apartment.

This increased demand is in areas that all ready have limited supply.Since the rates started to rise, my appreciation forecast has been conservative (as I have indicated in numerous posts) for my San Diego market (I have been underwriting at zero appreciation near term) and fortunately for me the market out performed my forecast.  

Furthermore, if anyone knows of a third party that provides the data or is interested in periodically gathering the data for me from the county courthouse (for a monetary reward), please reach out.

Although for me being one a premier client of our title company they would do date downs for me for free and also keep a running spread sheet for me.
