We tried one with a PM and that just made zero sense in the area we were at fee's ate up any additional delta about LTR.

It cash flowed, but the extra monthly HELOC payment (entire 25% down payment) really ate into the cash flow and at the time we really didn’t know how we were going to pay it off (it had 15 year amortized payments).

I really hope my current tenant takes me up on suggestion to buy it from me soon.If the big increase ate up all your cashflow, it may be a good time to sell especially if you have held the property for a long time and saw a lot of appreciation.

The pet rent just covers wear and tear though and if the pet ate the trim or left a permanent stain the tenant would be charged.

I picked up 3 bed frames (1 full, 1 queen, and 1 twin), 3 mattresses, nightstands, dining table & 4 chairs, mirror, pyrex dishes, secretary cabinet, and a few other knick knacks for $235.What really ate into my budget was things like comforters, bed sheets, lamps, coffee maker, pillows, rugs, etc. — I went to IKEA & Target for those and that came to about $800.
