My plan is to call her and give her “one more chance” to see if she “accidentally” picked it up while reminding her that her lease is up.Her moving will cause her to possibly put her kids in a different school district which would be a big problem I also contacted my attorney and I am waiting to hear back from him as well.

Without a homestead exemption on the property (only available if it is the owner's primary residence) the tax rate will be approximately 2.7% (I looked this up on the Williamson County Assessor's site and it depends on the MUD, Hospital District and School District you fall into) which would be $4,050/year or $337.5/month (this may not get reassessed until next year since it is a new build and this is assuming that you will get a valuation of only the $150k not the appraised value of $168k).

A lot will depend on what type of real estate you want to become involved with; rentals, flips, wholesaling, brrr, singles, multi-family, commercial, etc.Here are a few suggestions:  (especially for singles and small multi-family)  concentrate on the best school district, get the worst house on a great block, stop your car and get our and actually speak to people working on their yard or just sitting on their porch, eat at a local mom/pop coffee shop--sit at the counter and speak to the waitress and customers.

I have a couple of acquaintances in the Round Rock/Cedar Park area, and I am familiar with the school districts from having talked to my close friend who lived there (she doesn't anymore) but am otherwise not in the know, so please throw some names and numbers at me to help me out.

I know my area backwards and forwards and know that 2 miles east is one of the best school districts in the state and 2 miles west are they are bottom of the barrel.
