I think the elevations for some designs were a bit weak.

There is low maint as there is usually no pool, bbq area, elevators, etc for these kind of properties.  

An Elevation Certificate costing approx $500 from a surveyor would also be required.

If the risk is low 8% ROI are ok, but with elevated risk that's not much.
