To me, it's either do a lot of the work and enjoy the surplus of money during down times for crazy fun/reinvestment, or hire out everything and get used to drinking keystone on the front porch.You don't need the labor bill for tax deduction.

Art, I find it much better to build in to my profits one month vacancy each year to allow for some of the down time we may experience changing/evicting tenants if worst comes to worst.

I installed one above the BBQ, so it lights up the grill when someone approaches.I installed electronic count down timers for the exhaust fans.  30 minutes in the baths, 4 hours in the kitchen.

Fine if she has a transfer fee to cover expense of cleaning and rehabbing her unit otherwise start out fresh with new tenant.. you'll have down time fixing her unit you'd have to cover also.

With all your down time you should read "Your Money or Your Life" by Vicky Robin/Joe Dominguez, and "The Millionaire Next Door" by Thomas Stanley.
