Create some different "buckets" of money that are destined for each goal. 

I’ve got one in Destin that’s doing great. 

Fishing is year round and it's a year round fishing / vacation destination.

So it's not like they just go live in a RV or something the rest of their life.As for Arizona and Phoenix in particular, we're a huge destination for both boomers and millennials so I don't see inventory increasing because of the older generation retiring. 

We are thinking of buying a small condo in the Destin, FL or Gulf Shores, AL area... we prefer Destin.

With no cruises feeding the Galveston County/Island economy there is potential for the exponential growth in Galveston to slow down 

All of this is very bullish for those who own STRs in the "drive to" destinations across the U.S. and Canada.

We are a major destination for sporting events (Phoenix Open, Spring Training Baseball, as well as NFL/NBA/NHL), lifestyle and events (Barrett-Jackson Auto Auction), shopping, dining...you name it.

For myself, we have 7 new tenant placements this week the office is pounding out the paperwork on, I am listing half a dozen turn-key units for sale, we have 3 purchase offers we are moving through, 250 odd units on "cruise-control" with less than 2% revenue variance from covid-19, I am working through a few buy opportunities, 1 under contract, and I don't even know whats coming up next week or month, on average another 20+ tenant placements and so on.

I am not as familiar with the gulf shores market as the PCB/Destin area but I bet you could make it work with it paying for itself if you are willing to only go at slow, low rates times frames.
