I am a current house flipper and looking to start converting into more passive investments and am really interested in the note investing concept.

The challenge that many borrowers run into when looking for larger equity lines with limits of $250k+ is that they typically require full income verification (not always bank statement and DSCR exist) with lower DTI ratios (43-50%) however although the repayment scheduled is based off a simple interest only payment, (usually a 30 year amortization schedule with the initial draw period of 5-10 years) the qualifying rate is based off of the converted twenty year amortization schedule (240 equal installments) of the payback period.

Do we have to disclose this to the lender, either at the time we convert to a rental or even up front when we apply for the HELOC?

That's what I did.If you are talking about the city poles going over the ADU, then historically that was a no go on converting a garage or building of any kind under any circumstances.

Secondarily, if we can have a year wherein we can significantly decrease our tax liability thought REI, we would use that year to convert some of our tax deferred investments (403b, 457b) to in-plan Roth conversions and pay the taxes on those conversions - hoping that makes sense.We are open to STR, MTR, LTR - we just want to make a wise decision that lowers our tax liability.
