@Nick Cooper you can buy with as little as 15% down on a single unit property with conventional financing.

If you care at all about your future in investing, you need to ask the tenant to rehome them or for her to move.

They can pay by whatever means the bank will accept - as long as it shows up in the account, I don't care!

I can buy investment RE but due to crazy bad DTI (far worse than 100 to 1, possibly approaching 500 to 1), I cannot get reasonable financing on an OO and not sure my co-sign will help on conventional financing.  

He has millions of dollars invested in his property and must be extremely careful that he doesnt't rent it to a person who is a crazy failure.

Also, be very careful with ARV with refinances as the Appraisers will see what you bought it for and refuse to appraise for much more than that.
