I will, however, explain my rationale for not using an LLC in my personal situation:1) Due on Sale Clause and Conventional FinancingI believe that the benefits to using conventional financing with it's low interest rates, long (30-year) terms, and low payments outweigh the likelihood of devastating personal liability in a litigation setting in my personal situation.

I don't think that anyone is ever truly protected from litigation but you sound like your mind is made up. 

Those arguments are almost impossible to litigate.

Do not learn as you go.Police will not assist landlords, it is a civil matter and must be dealt with through your appropriate court system.

The reason for this is the state wants to stay out of civil litigation and not inadvertently cause more of it.

It is a CIVIL RIGHTS VIOLATION to even ATTEMPT to ask for paperwork, attempt to get any deposit or require ANY documentation to confirm the validity of any training or medical condition of the possible tenant. 

@Derek Luttrell Keep it civil and let him know that you are going to do your best to screen the candidates to make sure he gets the best possible neighbors.

Its also kind of comical also unless U really been through litigation most of the folks on this site have no clue how it really works..

If you have the itch and appetite for development then maybe you go the route of developing it yourself and finding a good civil engineer and custom home builder.
