Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

I’d consider what your actual damages are, if they are easily quantified and can be proven to be caused by the non-disclosed issues, and then use that to determine if it will be worth taking up a fight.

I am already starting to see more activity in the market as the interest rates drop, across my listings and also more of my buyers becoming more active, I am sure this will be a domino effect and eventually cause sales volume to increase across the market as a whole both locally and nationally, DOM to decrease, and create a temporary FOMO in the market if rates drop to quickly.

The sad thing is that even the tenant has violated the lease and if I want to evict them with just cause, it will take 6-9 months from start to finish and 25K loss of rent + fee.In California tenant can pretty much do whatever they want and the policy encourage them doing that.
