I asked the potential tenants about the credit cards and he stated that he had a major medical issue 2 years ago and told the credit card issuer that he couldn't make payments, then he never heard anything else about it and didn't ever receive any more bills.To me this seems like some pretty significant red flags, yet the automated recommendation is suggesting that I should accept the tenant.  

Christian Morrison I have never had an issue renting out a house here in Colorado, and I own houses in north and south Colorado.

The issue really isn't what the market is for the property, the issue is that the property is a loser for you.

I'm I highly successful and educated individual, but if my choice was sleeping in a cardboard box and starving - or robbing you... 

They just thought it would not be an issue renting as it is the property next door and not the subject property.

yeah, that's right, people are going to live in cardboard boxes before cutting out Applebee's.......

Just as Leonard Stinkbottom-Yeeeep, I was livin' in a cardboard box and wore the same pair of pants for an entire year...and now my Networth is 50 million dollars!

We never have an issue renting long term but, with the studio's, tenants usually do not stay more than one lease term.
