Investment Property with Sex Offender near by - Salem

Hi Everyone,

Myself and a group of partners were considering an investment property in Salem, MA and the numbers work well for us. In fact everything was good until we realized there is a level 3 sex offender in the house next door. None of us would be living at the property, we would just be renting out both units. I talked to a few local rental agents and they didn't seem to think it was a big deal but I wanted to get more peoples thoughts. Apparently there is no liability and no requirement to disclose unless we were asked from what I have been told. We still are considering moving forward with the purchase and I wanted to get more people thoughts. 

I wanted to see if anyone has dealt with this. I have several investment properties but have never dealt with this before so want to see if it is a big deal or if we are over-analyzing.
