We also have some buildings that are single family conversions not built with seperate utilities. 

There are also additional costs of operating and maintaining an LLC, like separate bank accounts, annual report filings, tax filings, etc.2.

And I get to pay 20 percent capital gains tax plus depreciation recapture. 

I'm looking at doing JV.I own 10 acres and would like to partner with someone to build a SFH and split the profits.That sounds like a great opportunity! 

I let both of those properties just go for tax's I tired of the BS..

Our avg monthly expenses with reserves is around $1500 (mortgage, taxes, insurance, utilities, reserves ect).  

I think most people have no idea about theses products.In these times of tight inventory, I've been promoting for years that buyers should consider these types of renovation loans, or to buy new builds.
