I generally say to figure nominally $2k per year.Some brokerages will expect that you take shifts at the desk and usually have to show up for meetings and training sessions. 

However, we’ve been doing Zoom sessions since March.

I'm talking head down, nose to the grind stone, geek out sessions where we develop in depth and thorough spreadsheet checklists and systems for data organization.

A room at my house for 1 year with  a twin bed & dresser (no sheets or nightstand- that is the 75k course)2. 7 days a week of REI education via 2 way radio while I am on the toilet (10 minute sessions)&3.

There is a ton to learn when you're first getting started, and just the online courses and group sessions won't cut it for most new agents.

This may come as a shock to you but there are other children than your own, so multiply that 1hr by a generous small class size of 30, understand that the teacher still has to do all the lesson planning they did before and still has to manually grade some assignments, and likely has zoom teaching sessions for the entire class and maybe you'll understand why they still get paid. 

I see they're doing online meet-ups currently so I will try to attend the next virtual session.

There are QI's on this board like @Dave Foster who can also cover this aspect for you.As to the original question, where you complain about people saying "talk to a CPA", I took a real estate accounting course, meets once a week, 3 hours each, and it took them two sessions to cover all the specifics of 1031's. so its not something that someone will spend all afternoon with you on it on all the particulars.
