I believe the idea was originally made popular in real estate by Ron LeGrand in the 80s or early 90s (If you don't know who that is you can ask a kid to use The Google to find him on the Inter-Web for you:) ).Fast forward to recent years and the several services that provide mass produced ones that make the paper look very similar to lined paper you can buy and have elaborate hand written fonts that make the pieces look fairly authentic, at least at first glance.I also think that the looking "personal" aspect has taken a back seat to the hope of sticking out.

What is the legal way to buying and holding owner financed property with a mortgage

Bob find a different attorney. There are attorneys who only know about vanilla real estate deals and transactions. Then there are attorneys who specialize in business transactions and also exotic structures and owner finance strategies.Clearly you either explained what you were doing to them in a wrong way or they do not have the knowledge to make an accurate statement. One of my pet peeves is people answering a question when they do not know the answer and "winging it" to make themselves look better.I find more power in telling people I do not know but I will try and find out.You can't know everything but you can spend your life trying to improve and be authentic.
