I have seen that working with a local Architect and/or Attorney who know the zoning, know/have experience with the local conditional approval process and are familiar with the board has always been helpful.

You still need an architect to stamp a dwg if you are moving a wall, putting on an addition, etc.

I guess I am love struck with the guy...I'm in Seattle...he's recommended by my best friend's dad who is an architect/builder in the city my property is...he's super responsive and quick to get started...my hands are tied.
