@Ric Mittleider Just saw this post on the forums and thought I'd reach out, I'm a local architect and owners rep with experience in housing off all shapes sizes and budgets multifamily included.

I have seen that working with a local Architect and/or Attorney who know the zoning, know/have experience with the local conditional approval process and are familiar with the board has always been helpful.

When building a duplex and i'm the GC do I need an engineer to be involved or can I just get by with an Architect stamping off on my plans and making sure they are up to code? 

Hi there, I have a great quality drawing set for a renovation, but I need a licensed architect to sign and seal the drawings.

You still need an architect to stamp a dwg if you are moving a wall, putting on an addition, etc. 

I am having second thoughts about grad school to become an Architect just because of the lifestyle everyone around me is living.

I guess I am love struck with the guy...I'm in Seattle...he's recommended by my best friend's dad who is an architect/builder in the city my property is...he's super responsive and quick to get started...my hands are tied.
