No off-street parking = not worth doing MTR unless it meets all of the following: super urban area where no parking is the norm, highly desirable area with a ton of MTR demand, super safe part of the city, and has great public transportation (think NYC, Hoboken NJ, etc.)Unless it meets all of the criteria above, I pass on those opportunities because my MTR will be eliminating the many people that travel with their vehicles.

They're being built in places like Sylmar, Panorama City, and Sun Valley.

Have my first property in Austin closing on Monday, a second one almost under contract I think, it's great to add assets at the most precarious times in the greatest city in the world.

The cities laws make landlord very difficult for raising rents and evicting tenants. 

Does the city or building department not post the property with a big red  stop work poster ?

Are there areas/cities more open to multifamily rezoning compared to others?

Unlike true multifamily, meaning the county or city has the property categorized as multifamily, you can't use potential rental income from the additional units to help you qualify (if the home is single family per the appraisal, that is).

I would not put so much on an appraisal report.A number of reasons might be the answer for this lower appraisal report:1- What city is this property located?

The city of Chicago has made a huge push to get rid of any lead service lines, so it's no surprise you have to mess with that.
