Anyone familiar with the West Muncie + Yorktown area?

I've got some great real estate attorney contacts in Middle & West Tennessee.

There was a lot of little tracts of west Texas desert land that used to be added to deed swaps to make the valuations work out back in the day.The reason for a 1031 in this situation is that it provides crystal clear direction and documentation. 

If you go west it’s more affordable.

I’m on the west coast, so cash flow like this is hard to find.

I've got a long-term horizon with all my properties and can easily cover the negative carry for many years, if needed.Better cash flow markets, IMHO are more mid-west markets.

I've ran a few calculations, both in my county (San Diego) and out of state (mid-west).
