We had to replace duct work, drywall, soffitts, trapper, ac vents, tree trimming and all new insulation.

Once you know the demographics of your tenant pool, your would select the trim level the kitchen accordingly.  

Also, a good tree trim keeps everything looking nice and tidy and people can tell that you paid attention to the little details when doing such things.

Trim or no trim around windows?

We have experience in everything from framing, trim, paint and even have done a good amount of custom cabinetry work, can't think of anything we haven't done.

Many contractors are used to doing full gut rehab but it's rarely worth the time, money or energy when you can create a similar looking result with some new flooring, tile, paint, fixtures, trim, or decorations.

Ive seen a few down here that the trim get painted white and the doors get a high gloss clear or stay stained dark.

I would remove trim on one side IF the screws didnt immediately fix it Put all 3 " screws with proper shims behind.
