Congrats for getting back on the horse, and best of luck.Wholesaling is likely the best conduit for you to get a foot in the door cheaply, and there are a lot of great posts on BP about wholesaling- and it won't cost ya a dime. ;)

After one of my biggest set backs in my career, I decided to get brush myself off and get back on the horse.

You may have the cart before the horse here.

But hold your horses and seek advise and wisdom from those who have already done it and survived or actually profited.You definitely want to work with well established, and recommended contractors.

I wouldn't look that gift horse in the mouth!  

I grew up in Alaska, but I train horses and the conditions just aren't great for outside work year round, so I moved to the states.

A seller or buyer has no duty to the other side to inform, so everyone attacking Fitz needs to get off their high horses. 

I stacked hay, drove tractor, balers, seeders, and other farm implements, broke horses, trained race horses, jockeyed, trimmed trees, shoveled snow, worked at several gas stations, painted houses, painted coal dredges, security guard, roto tilled yards, planted flowers and gardens for folks, raked leaves/yardwork, eventually worked oil field when it was booming, even crawled in tunnels installing coaxial cables and fiber optics, loaded explosives in seismic testing holes, eventually a lawyer, and landlord. 

Not to beat a dead horse but I agree with the previous comments.

Your time is too valuable to horse around.
