I'm in Houston, investor in training, 0 property yet, currently a steel contractor, gates and access controls.

Our home was 95% rented the entire summer (only vacancies were 1-2 slots between stays occasionally). 

I would guess that the stain is the result of steel or maybe cast iron pan in contact with wet wood. 

Now, the first available slot is in last week of Oct.
