@Bryce Henson it probably is more normal for the price to remain fixed when owner-carry enters the discussion, but this is because there are more levers to be pulled and owners are all over the spectrum as to how they view owner carry (i.e. is it a favor to the buyer OR preferred?)

Now, the sensitivity analysis should show the exit value along this spectrum from a 5 cap to say a 7 cap and see what that does to your IRR and can you live w/that.

I've heard widely varying views on opposite ends of the spectrum--everything from "rates will go back down to 2021 levels in the next 12 months" to "rates will continue to go up significantly for the next 12 months, and will remain elevated for 5+ years"What do you think, and why?

Granted 1) we're not having to furnish the entire place, 2) we can let it ride as-is for a few weeks while not seriously affecting bookings, and 3) we also have time to see what kinds of Black Friday/Cyber Monday deals we can get to save cost.I put us in the middle of the spectrum of cash vs time being most important because we'll spend more money to get the stuff but save time on the acquisition side.

Usually the jobs are selling beer and parking cars for what, 8 games a year (NFL).Then, like convention centers, when it bleeds money, we'll get told we just haven't spent enough yet (I'll give govt credit, they'll never lose that argument).Govt and profitable enterprises are opposite end of the spectrum - At least in Portland.

That's the most obvious component that makes the issue relative, but then there's also the spectrum of risk vs. reward and active vs. passive.
