when you do get the door knob rash on the wall,,,repair it by putting as big as possible piece of plywood behind drywall ( cut a slot if necessary) with PL400 and dozen sheetrock screws and patch the rock like normal.

I fell lucky mine rent quick I did do have  one with a cosigner the house was never vacant a day, worked out well the pay like a slot machine.

Another option could be to raise your rates if your appointment slots are in demand.
