The seller was slow in getting another plumber out there and needless to say the 10 AM appraisal/inspection was pushed back until 5:30PM... not enough time for the appraiser to get the paperwork in and thus the underwriters didn't get moving until the next monday...

I was referred to a local who could help Georgia investors - basically I was asking for ways to leverage 4 rental houses (paid in cash) to further my purchasing power (cash out refi, portfolio loan, etc).Needless to say, he didn't have much to offer, but wondering if any others have found ways around this.Here is what he had to say:"Unfortunately, due to recent government structuring of income guidelines for Loan Originators/Mortgage Companies/Banks I am unable to offer any help or solutions.

Once the house is sold, it frees up your money to make the next purchase and start on the rehab, In fact of you roll some of your profits into the second house, you will need less "borrowed money" = less interest.I wonder about the condition of these houses.

We took the house because we were lead to believe that the landlord would have it professionally cleaned with all the locks and security being taken care of before we moved in.Well...It's moving day, we pick up the keys and the house hadn't been cleaned at all, the real estate agent said her hands were tied as the landlord decided to go overseas and had become unreachable, the only thing the agent could do was get someone to come in and steamclean some of the rooms and get a cleaner in to wipe down the benches and stove, needless to say I was so distraught, the very thought of moving and then cleaning an absolute disgusting mess made me irate.After the steam cleaning, the steamcleaner came out while I was driving into the driveway and told me that he had tried his best but that there is a severe stench of human urine scattered throughout the rooms that he found almost impossible to deodorize and clean out, he said air out the whole house for a few days and then see how it goes?
