In my opinion, I don't think you should be that concerned about per sqft.it's about cash flow and return. so with your numbers.you can charge 700-850/month. lets assume your expense is 30% (tax, utilities, insurance etc)700-850 x 70% = $490-595/mo Net incomeReturn On Investment (490-595 X 12)/ 60,000 (5880-7140)/60,000: 9.8%-11.9%Assuming you don't have to do any repairs.I also didn't put your financing..It would look like this. lets take the 700 rent, 20% down, 5%, 3o yr : $320/mo 3840/yr(5880- 3840)/12,000: 17%
