I currently fund my California fix and flips with a mixture of Hard Money and Private Money.

I would specify a good quality shingle also,,,like an Owens Corning 35 year textured shingle,,,hides a multitude of sins if things arent quite square and level.Just cause the shingles are 'cheap' isnt the quality to look for.You probably have a leak because of improper flashing and counterflashing.

I would look at doing a xypex slurry mixture rub (topical) over the floor and walls. 

With the different quotes I am getting, I am also getting a mixture of weather a permit with the county is needed for this or not.

I have a house with many small and big holes , screws pooping out of drywall,  and scraped pop corn ceiling.im planning on putting knock down up myself and I'm wondering if anyone can help me figure out the extent to which I should prep the wall?

@Adam CraigWe have a mixture of flat and pitched roofs, making it even more difficult to find a roofer capable of handling it all.I would carve out two of your more complicated or larger roofs and have several roofers give you quotes then narrow it down to the one, or two, who offer the best value.  

I was also entertaining the idea of maybe doing a mixture of the two as a way to expose myself to both methods.
