The prices for these dilapidated buildings can be very reasonable and if they have been out of commission for a while, some sellers are willing to accept creative financing options.I started my journey of searching for old motels in Michigan about a year ago, only focusing on it on my spare time while I work on my e-commerce businesses.

I've considered Detroit as well but have been discouraged by some friends who live in Michigan and seem to think it's too risky.

Or did you mean refi into owner occ conventional and minimize/eliminate MI and then stay there a little longer then move out?

And if Bart puts down a 20% down payment he wont need FHA since that would qualify as a Conventional loan and then they would not have MI nor the requirement to occupy the property...
