The foundation was already approved, permitted and finaled years ago for a 3400 sf house, and its solid and I won't be building directly on the overhang edge; but rather back away from the edge a few feet to prevent any load issues all the weight will be on the longer sides of the existing footing.

What are the biggest challenges people have faced with this.

It took me 11 years, 25 properties, and 76 doors just to replace my income.

Particularly other working mamas currently investing in real estate who are just starting out like me or in the wealth building stage. 

If it's just a two-family, or really with any amount of units, I would send the same notice to all parties so it's clear that it is addressed to everyone (even though it's because of one tenant).

What if they build just outside the city limits, so they are not paying city taxes?     

Best tips are take it slow and make sure you have significant reserves when you leave your w2 also don't buy a company car if you already have a car just to say it's for work.
