Other than rain of course ;) Cost of living was low, taxes were low, personal freedom was high, I really liked the culture that used to exist here too before pretentious yuppie corporate culture completely took over.

I ran numbers on a lot of these "cashflow states" and real life they don't cashflow much of at all when running out of state with management/leasing and accounting for property cap/ex such as averaging out cost of roof, hvac, etc. and accounting for turnover costs.

If you have one of those cool shower inserts like you see at Home Depot all is great and cheap, if you have tile and cultured marble and the like the price skyrockets quickly.
