But it might not hurt to check with an attorney or someone familiar with STR real estate to help you out.   

If you aren't familiar with "subject to" it is where a buyer takes ownership of the property subject to the current mortgage.

I'm not familiar with the laws in Cali but they would need to be in violation of the lease for you to evict them. 

It is likely most of them are familiar with both conventional, FHA and potentially other financing options that could be a good fit.
