Depending on how bad is the foundation state (how many inches you have to correct), is very possible the sewer line will disconnect/break in the horizontal portions.

Not living at or near the propert makes me nervous with not identifying things that are nearing their useful life (Windows, siding, exterior paint, roof, porches, etc.)Im looking to get a property manager involved soon so then I'll be even more disconnected so im trying to put a plan together.Would appreciate any personal experience or suggestions !

We speak to them at least monthly by providing monthly financials and we'll have quarterly reports that detail the condition of the property (it also details if the tenant breaks something).Transparency is another big one and it's the biggest disconnect between owners and PMs.
