Im just starting out - looking for ways to break into the real estate world.

I've closed deals on Christmas day and by the time they were renovated and ready to go, it was February and coming into prime rental season. 

So I’m not going to suggest that you break the law for your own gain.  

If you don't have a unit open to cycle each tenant through while you renovate them, you don't have an option because things will keep breaking when occupied and you will be getting less and less rent and no profit for years.

Do you understand how these people will be responsible to you if they break up?

I know you mentioned leaving a little more money in the deal than expected, but with $500 in cash flow and a $1,200 rent, it looks like you're still in a great spot.It’s also impressive how you managed to find the right contractor, especially on your first out-of-town project, those connections can make or break a deal, so kudos for finding one who’s an investor too!

Plus, if it breaks...its not your worry.

There has been multiple break-in's at the property, some of which have been burglaries and some have been squatters. 

Websites like BiggerPockets have forums where investors break down deals step by step.

As someone who's looking for solid B-class break even property to just hold and appreciate, I'm confused why ATL barely gets mentioned here and other places online.
