Also, they state that if I'm found to have violated these peoples Human Rights, that I can lose my other Low Income Housing Tax Credits (aka Section 8 at my other property).The complaints also state that these individuals suffered "anguish" forEven if we decided to fight this, which we probably would have a decent chance at winning, it will cost me thousands in lawyer hourly billings vs. just paying out a settlement to these people.At this point, my lawyer has filed an extension with NY Division of Human Rights and should be reaching out to the non-profit behind all of this mess some point soon.It sucks because it will be more expensive to fight it and win, than to just take the L and pay them out a settlement.

Frustratingly, those projections are released at the exact same moment as the Fed's rate decision and there's every chance that September's installment will cause some volatility in the bond market.For instance, if the Fed's projections are surprisingly friendly, mortgage rates could fall sharply on Fed Day and many uninformed onlookers will falsely conclude that the Fed rate cut was the thing that did the trick.One caveat to all of the above is that these conclusions are only as good as the market's understanding of the Fed's probable course of action.

I will say that the borrower has a better chance to negotiate on the fees, interest and when they are to be paid with a private individual lender as opposed to a hard money style lender (that has more overhead).

There are lenders that will finance newbies, even at 100% of the purchase & rehab, but if the numbers do not make sense, the chances of that deal getting to the table are thin (especially if the lender wants to help borrowers succeed, not help them fail).The lender's underwriter looks at every deal, but especially the lesser experienced operator's deal to determine what is exposed vs what is the return.
