The one thing no property manager I've used does that I wish they would is take the time to walk the property like the owner would every once in a while -- find the maintenance items the tenant never complains about like the back door frame needs painting before it rots or vinyl floor starting to curl by the cabinet and could use some caulk before it's ruined or fence pickets loosening.

But inside....totally redone, stud walls and sheetrock, super insulated, efficient windows and doors. granite tops, custom cherry cabinets, large Jacuzzi, walk in shower, pitched roof and beams...projection TV and stone fireplace, very cool space for him.

Open up the cabinets or the garage, they typically leave the old paint cans in there.

What I have not done, put vinal siding on, never laid formica, never cut granite, not a cabinet maker but I built inset boxes/cabinets, never did log siding or logs, no real slick concrete finish, no foam insulation work, no hvac except ducts hung, and other odds n ends, so lots I never did.

Man I'm almost to the finish line with my 2014 first project and kitchen cabinets are a week behind and then today we are hit hard by a snow storm here in Maryland.

I replaced the kitchen faucet today to match the switchplates/light fixtures and we are going to clean up the cabinets and paint the only other room that we never got to this weekend.

Usually they drain out the side though and go through the wall of the sink cabinet.
