In my layman's mind, that basically pierces your corporate veil and now you are sitting there "fat and happy" thinking you have the asset protection of the LLC but actually don't. 

I suspect a fat umbrella policy will have you coming ahead financially while still offering significant liability protection. :)

I mention this because anytime I see someone say their job doesn't allow them to save, I immediately want to dig into their budget and find the fat.

So far BP has responded with two people, one who posts misinformation the average 7th grader could see through, and another who immediately jumps on the "I'm a realtor I'll help you liquidate your listings and get a fat check for no real effort with my 90 hours of training".

If you're waiting for several months to invest, you could have finished a project and enjoyed a big fat profit from it.

I know it's difficult but be patient, you've done great so far and it's not worth getting less than favorable terms just to get some quick cash (unless it's the home run)....as an old farmer once told me "hogs get fat but pigs get slaughtered" 

If they did not disclose they were a licensed agent, not only are they not due the commission....they could in fat have their license suspended or revoked for not disclosing their license status.

You might try and get a loan 1st or 2nd mortgage.. and belly up when you sell the lotsOr partner up with a local builder on a joint venture deal.

The insurance industry is highly profitable, and by using the self-insurance technique you can essentially get a cut of those profits for yourself, both reducing the effective cost of insurance you pay and also giving you the peace of mind that having a nice fat self-insurance fund sitting there provides.
