After reviewing his unit that was listed by another company that had sat for 3 months I tried to schedule a showing.The automated email bounced back as not working and two separate phone numbers lead to a recording that said to leave a VM and they would call us back.After that I read the description on their unit and it instructed me to go watch a video of the unit on YouTube and apply through their website sight unseen.I am all for automation and leveraging technology but… this business requires professionals as well.

My tip, work on systems, tools and marketing before you quit your W2, so you have your lead gen automated and can focus on working with people and not have to take time to build systems.

I really would love something that can help us establish what we made from x property, what we need to pay for the debt service and expenses for the month, and automatically distributes the positive cashflow into our accounts or something of that nature to make things more automated and organized.Does anyone use something like this?

Tough to win that battle.Just my thoughts.....hopefully you prove me wrong and make all kinds of cash on the PM business and are able to create automation and outsourcing to handle all the work at minimal expense with lots of profit.

You can collect rent directly into your bank account, block partial payments, automate reminders, etc. 

Many LTR investors jump into STR thinking they can automate their way out of guest engagement/experience, while failing to understand that the difference between a luxe Westin and basic Comfort Inn is that guest engagement/experience.

The idea that one can completely automate a short term rental with internet is a misnomer to begin with. 

There are some things you can automate with their software but I just do it all at once.

Is there a single platform that does skip tracing, DNC scrubbing, and automated bulk texting?
