If you want money people, you are networking in the wrong places with RE types, they know the game, what you need are private investors that you can inform, so long as you have the necessay knowledge.Civic organizations, the Red Cross, Literacy Council, Hospital Volunteers, Friends of the Library, Church groups, etc. are things the retirees get involved with doing community service.

There is no formal language typically required on notice to terminate a month-to-month lease (which is any lease that has expired or was not in writing), and you are not required to tell the tenant why you are terminating their lease, either (I recommend you do not volunteer this.) 

I'll definitely have to find a way to find someone who does that type of work, I'm more than willing to volunteer help in exchange for long term knowledge.

Unless you volunteer to pay the full unsubsidized price of gas at the pump, or send your electric utility extra money every month because you feel bad about the fact that they're propped up by the government, then quit with the "solar is subsidized and therefor it's bad" comments.

You could even set up a volunteer piece with your current clients and ask them if they want to volunteer at the food bank and that a portion of your commission benefits the charity.

CPAs are not able to spend their valuable time on private lessons, and you are probably not able to pay their hourly rate.Your best bet is to offer to volunteer some free work for them in exchange for learning, aka internship.Or - dare I suggest - there're books on Amazon and videos on YouTube.

Everyone is different, but here in Texas most people don't want to volunteer additional information to the taxing authorities that could increase taxes.   

Maybe one of them loves to mow lawns and will volunteer to take responsibility.
